Board Meeting Minutes
January 14, 2025

Homeowners Present
Approximately 12 homeowners attended.
1. Approval of Previous Meeting Minutes
The minutes from the December 2024 meeting were reviewed. Motion to approve by R. Johnson, seconded by M. Garcia. Approved unanimously.
2. Treasurer’s Report
M. Garcia presented the financial report for December 2024:
- Operating account balance: $24,850.00
- Reserve fund balance: $87,200.00
- Dues collected (December): $12,400.00
- Expenses (December): $8,750.00
The 2025 budget was reviewed and approved. Assessment rates remain unchanged for 2025.
3. Committee Reports
Landscaping Committee
Spring cleanup event scheduled for April 12. Quotes being gathered for entrance landscaping refresh.
Architecture Review Committee
Two variance requests reviewed and approved this month. All submissions should use the standard ARC request form.
Social Committee
Planning summer picnic for July 4th. Volunteer sign-ups will open in May.
4. Old Business
- Mailbox area repair: Completed. New lighting installed.
- Trail resurfacing: On hold pending contractor availability. Scheduled for spring.
5. New Business
- Annual Meeting date set for March 15, 2025.
- Discussion of updated pool rules — committee formed to draft revisions.
- Reminder that all exterior modification requests must be submitted to ARC before work begins.
6. Homeowner Input
Several homeowners raised concerns about parking in common areas. Board agreed to revisit parking policy at next meeting.
7. Adjournment
Motion to adjourn by D. Lee, seconded by S. Chen. Meeting adjourned at 8:45 PM.
